	<description><![CDATA[<strong>"Im trying to find a 3/4 bed house thats in fairly good condition. I went with New Era Agency last year and they havent given us any problems but was warned off from Tullys cos students have had bad experiences with them, problem is is that they have loads of properties on their books and dont want to leave it too late cos lots of people are looking round already.

Has anyone had any problems with them? would you warn me off? does anyone know of a good agency/landlord that they may have had/have? We've tri" ... I feel sooo sorry for all these poor people who have been ripped off by Tullys...can the uni not contact watchdog on behalf of the student population? <br />Im so glad i never went with them, luckily i was warned off them in my 1st yr so went with another agency that so far hasnt given us any trouble! I can categoricaly state that in NO circumstances will i ever give Tullys my business...EVER!! All 3 houses have been rented out to other people without even asking the residents who currently live their. We have found out that some problems in our house has stemmed from the landlord having arguments with builders/plumbers and so they refuse to do anything anymore. The rubbish had not been put out for a long time and we were informed of builders in the house at very short notice.<br />There was a leaky roof which was above my room. We eventually got it fixed but as a result there was mold on the ceiling. Tullys knew about this as they had just painted over it before we moved in but had done nothing to find the cause.<br />I was left with mold on my ceiling from the start of Sept until last month. It took a lot of bugging and hassling to get them to do anything about it.<br /><br />Out back gate is starting to rot and nothing has yet been done about it...the women noted it when she came around for the inspection as well as a builder that reported it back to them. Still nothing!<br />Our front door rattles even with dead bolted. It doesn't seem to be the most secure yet they haven't done anything about it either. We have a hoover that is likely to be older than the house and doesn't really work much. We were meant to be getting a new one before xmas when they went shopping for some.<br /><br />They can be really rude on the phone and in person. If they say you have a choice about something and you want to take the option of the choice (ie changing a date/time for them coming around as it isn't convinent...which they meant to do legally I think) They get very cagey and rude. Telling you they don't have any time and they HAVE to do things then.<br /><br />Really not worth the hassle!<br />Wait until the uni list comes out, you will be able to be sure the landlords are good and that the property is in working order. Just looking around houses you can miss things like leaks/dodgy doors/drafty windows. ]]></description>

<link>http://www.upsu.net/go/int/rss/-/forums/v/message,27,2993.htm#2993</link><description><![CDATA[I have to say that my experience with Tullys was REALLY bad.<br />   A number of major faults that they promised would be fixed (including leaking sewage drain leaking outside the front door!) before we moved in were not fixed for about a year after we moved in....and only then after major hassling. Their manor was really offhand whenever we would ring or call in to chase up repairs.<br /><br />   The only advice I would give if you do choose to go with them or any other agency is to get everything in writing - if they say they will do repairs, if you have any complaint or correspondence.... bring in two copies to them and get them to sign and date yours.<br /><br />   This way they are more likely to do the repairs rather than fob you off, and you will have proof of your complaints if you ever do have to take it further with legal action or the council.<br /><br /><br />   elle x ]]></description>

I think they can afford to be dodgy as they have the catchment area and a good number of houses so students need them, rather than it being the other way around. <br /><br />Unfortunately I can't give you an examples of why they're dodgy - only that I've heard the same thing.
